Buying a home in Manhattan -Vol.3-

After a while, we still continue house searching to buy.
We focus on the Midtown East and look around several properties.

 At a small, cozy apartment like a boutique hotel the agent says,

“ Here, there are some working people.” but I don’t get the point.
She means that in this building, there are many people who don’t have to work with plenty of money, or even that some of them, the unit is only a second home, and they don’t usually live  here.
This is not a surprising story here in Manhattan. 

Actually I see a lady and a Maltese, both with glossy curling white hair.They look so elegant and wealthy.
It seems as if it’s not easy, or even impossible to interact with neighbors.
Anyway this is not our home…Pass.

At another place, we like the location and the beautiful interior.
However, on the training machine at the gym a man, may be in his 70’s is running bent forward. The agent says in this building, many older people live quietly, so it’s very peaceful.

Yes, I can feel the very silent atmosphere; even think nobody is in here.
If the turnover of the residents is not so high, the maintenance fee may increasing, and I would hesitate to invite friends with kids to this apartment.

Again, this is not our home.

After that, we look at ten or so apartments.

My husband suddenly says, “ I want to buy here.”

Oh, Come on!
We always have this time lag.

Once we decided to get married, we had only three months before the wedding.
Once he decided to go to America, he had only two months to get ready.

“ What? Isn’t it too big a hurry? “ I’m always surprised at his speed.
Nowadays, I thought I’d get used to it, but I haven’t.

This time, I thought we would take time maybe a year.
I can’t keep up with him.

“Are you sure? This is only the beginning. You want to make a decision so fast?”
My voice is getting loud.

Husband: “ Why? You don’t like it? Do you have any concerns?”
Me         : ” No, nothing…but isn’t it too soon?”
Husband: “ If you don’t have concerns, it might be fine. Everything is in the timing.”
Me         : “ But, if we see something, we like better.”
Husband: “ Hey, do you really think we can find something better than that?
                   According to my calculations, the price of one sq ft is rarely reasonable in
    Manhattan. The maintenance fee is also reasonable and the common 
    space is very well maintained. I don’t think we can easily find such 
    a good one around that area. 
    Maybe someday in the future, but who knows when?"
Me         : "Well, maybe you’re right, but....."
                 ( I don’t have a better excuse against his logical explanation…)

So, again, I was stunned by his speed.
We decided to make an offer on the apartment.

I had expected to look at more units carefully and to discuss them over and over.
To wait until the time is ripe, if we could finally find our dream house, to say
 “ This is what we want!” and then, make an offer.
That was my scenario, so I was disappointed.

However, we don’t know if the seller would accept our price.
We also don’t know if another buyer could pay cash or make a higher offer.

So, it should be fine if we only make an offer.

We make an offer $100,000 less than the asking price and think the seller’s 
agent will answer,

“ Are you making fun of us?” No, he doesn’t, but he says
“If you can pay a little bit more, the owner wants to accept your offer.”

The counter offer is really the maximum that we can pay.

“ Then, we should go for it.” My husband said.

About this time, my husband is not easygoing, but his eyes are very serious 
when he researched of the property history, doing financial projections repeatedly.

After thoughtful research on the property, we finally agree to accept the counter offer.

Once we decided to proceed, we need to follow the necessary procedure.

Even if we don’t know whether we can buy or not, there is lot’s of paperwork.
And some people said it takes about six months to close the deal.

Anyway, if we want to buy an apartment in New York City, the choice is either 
Condo or Co-op.
And most of the time, if foreigners want to buy as an investment, they get Condos.

However, we are trying to buy a Co-op, more reasonable and more abundant on 
the market than Condos. So the procedure is very complicated and different from Condos.

Cooperatives are owned by an apartment corporation. Individual tenants do not actually "own" their apartments as they would in the case of "real" property. Owners, (shareholders) of co-op apartments, actually own "shares" in the corporation which entitles them to a long-term "proprietary lease." The corporation pays the total amount of the building's mortgage (importantly, a cooperative may have an underlying mortgage on the entire building, whereas a condominium
building must be owned outright), real estate taxes, employee salaries, and other expenses for the upkeep of the building. The tenant-owner, in turn, pays a portion of these expenses as determined by the number of shares the tenant owns in the corporation. Share amounts are dictated by apartment size and floor level.

So….Buying a co-op seems very hard to us.

First of all, our agent said we should hire a lawyer.
To buy a home, we need to hire a lawyer….
Even if we don’t know weather we can buy, we need to spend more then $3,000…
It hurts..

And we have already gotten pre-approval letter from the bank to get the mortgage, 
but some other complicated procedures are needed.

For example, there are strict rules that we need to have certain amount of 
US dollars as assets.
When my husband had to exchange his assets in Japan to move here, 
the yen was suddenly low against the dollar.
If he delayed one day, we might have lost millions of yen..
He was utterly exhausted.

One after another, we got many contracts and documents in English
( in very tiny letters..), I look through them with a dictionary, fill them out, 
sign them and got the additional necessary documents.

If any corrections or additional documents are needed, we urgently modify them 
and sign them at my husband’s office.
It is very busy time to us.

For the reference letters, we need to get three for each.
To buy a home, it is necessary to get total of six reference letters…
We are so little trusted.

Moreover, we proceed this point and one day we were so confused when we got
the news that we couldn’t buy a co-op without a Green Card.
And then we got letter from the bank that we couldn’t get a mortgage.
But in the end, all are needless fear.

Sigh….
It’s not so easy to buy a home in New York City.

My husband finished this heavy paperwork within 1 month on his time table and 
completed the three very thick files of the documents.

After such a labor, we could finally be “ In Contract”, but it doesn’t mean we could buy.
If the document passes to the Co-op board, we go to the interview with board 
members and if we can get the mortgage approval, everything will be done.

That’s a long process….

For the moment, all we have to do is wait for the board interview.

Where will it all end?

マンハッタンで家を買う③(オファーを入れる)

その後、エリアをアッパーイーストよりもう少し南に絞り込み、
いくつもの物件を見て回りました。
 こぢんまりとしてブティックホテルのような素敵なマンション、エージェントが
「ここは働いている人”も”住んでいます」と説明してくれますが、意味がちょっとわからず。
つまり、セカンドハウスとして、だったり、若くして働かなくてもいい人たちなどもこのマンションには結構いるようで、普通に働いて、生活している人も、いるにはいる、という意味だそうです。
ニューヨークでは全然珍しい話ではないそう。
確かに、ロビーですれ違ったご夫人、連れているマルチーズと同じくらいツヤツヤの白髪を美しくカールさせてものすごくエレガントな雰囲気でした。

近所付き合いが難しそう or なさそう and 我が家はめちゃめちゃ浮きそう。パス・・・

また、別のところは、内装も素敵で良かったのですが、推定年齢70代のおじいちゃんがジムで、こちらが心配になるような前屈みフォームで、トレーニングマシーンの上を走っていましたが、マンション全体が本当に静かすぎて、人が住んでいるのかと思うくらいです。

かなりお年寄り比率が高そう。
そうすると、管理費もあがりやすいっていうし、ベビーカーで遊びに来てとか友達にめちゃめちゃ言い難いわ、ここ。
ないな・・・

そうこうして、十数件程見たところで、突如うちのダンナ「ここにするか」と、ある物件にオファー(購入の意志表示)を入れると言うではありませんか。

はい、でたー
いつもの時間軸のズレ。

結婚すると決まってから式まで3ヶ月。
アメリカ行くと言った2ヶ月後には渡米。

「え?ちょっ、、早くない?」と、毎度このスピード感に驚かされ、
それでも近頃はだいぶ耐性がついてきたかと思っていましたがまだまだです。

今回の家探しも1年がかりと意気込んでいた私は、
またしてもこのズレについていけず、

「え?まだ見始めたばっかでしょ。もう決めるわけ?」
と思わず、声が大きくなります。

ダンナ:「え?なんで、ここじゃだめ?なんか不安要素ある?」
私:  「いやー、そういわれると別にないけど・・・でも早くない?
ダンナ:「ないなら、いいんじゃないか?こういうのはタイミングだしな。」
私:  「だけど、もっと見ればもっと安くていいのが出てくるかもよ。」
ダンナ:「1平方フィートあたりあれ以上安くて、管理費も予算内で、
     ソフト面も安定してる。ああいう物件があのエリアでそうそう出ると思う?
     まあ、出るかもしれないけど、いつかわからないし」
私:  「まあ、そうだけど・・・・・・(理詰めでこられると困る)」

と、こうして今回もまた、こちらが度肝を抜かれる早さで、拍子抜けする間もなく、
あっさりオファーを入れることに決まりました。

もっとじっくりいろいろ見て、ああでもない、こうでもない、と作戦会議しながら、
ようやく出会えた「これだ!」というところに満を持してオファーを入れる。
という長ったらしいシナリオを描いていた私としては、かなりのズッコケ感です。

でもまあ、オファーを入れるといっても、そもそもこちらの希望額で通るか
わかりません。
オールキャッシュで横取りされてしまうケースがあるとも聞くし、高い金額で
ビットしてきた人に負けるかもしれません。

まあ、オファー入れるだけならいいか。

と、売値より$100,000(約1,000万円)近く、低い金額でオファーを入れ、
売り手側のセラーズエージェントから来た回答は、

「あなた方、なめるのも、いい加減にして下さいよ」かと思いきや、
「あと少し金額を上げてくれたらオーナーはあなた方に即決しても良い、
 と言っています」とのこと。

そして、どれだけ背伸びしても、もうこれ以上絶対ムリ、というこちらが出せる
上限ギリギリの額が提示されました。

「いくか。」覚悟を決めたダンナ。

とはいえ、さすがに、いつもの能天気さはなく、過去の似た物件の
売買履歴のリサーチ、将来予測のシミュレーションなどいつになく
PCに向かう目は真剣です。

そうこうして、最後は石橋を叩きながらも、大丈夫だろうと判断して
前に進むことになりました。

そうと決まったら、これからいろいろ手続きが始まります。

買えるかどうかわかりませんが、買うためのペーパーワークが
山ほどあり、この作業を経て、実際に購入できるまでに約半年かかると
言われています。

ところでニューヨークでマンションを買おうと思うと、コンドかコープか、
ということになるのですが、通常、外国人が投資目的などで買うタイプのものは、
コンドがほとんどです。

しかし、今回、我が家はコンドより安く、選択肢の多いコープの方に
手を出そうとしているので、手続きが非常にややこしいのです。

コープについては、以下サイトの説明がわかりやすいので抜粋しますと、
(cf: Brooklyn Time 「コンドvsコープ」)

例えば50世帯のビルがあると想像してください。そのビルを所有する会社があり、
あなたはその会社の株式を購入することで、そのビル内の部屋に住む権利を得る
ことが出来る・・・これがコープです。


つまりあなたはその会社の株主になることで、その部屋に住む権利が出来るだけで
あり、あなたが購入したものは、そのコープの株式(シェア: share)であり、
不動産ではありません・・・・
というわけで、その建物に住むに相応しい人物かどうか、収入はもちろん資産状況
も詳細に、ファイナンス面を厳しく見られます。もちろん、職業、人物、過去の職歴、
収入、全てを書類で、そして面接で証明しなければいけないのがコープです。

うう、、、これは大変そう。

まずは、エージェントから弁護士を雇うよう言われました。
家買うのに、弁護士って・・・。
買えるかどうかもわからないのに数十万の出費、痛い。

それから、事前にローンを組むための承認レターは銀行から入手していたものの
いよいよ本当に借りるとなると、書類上の手続きの他に、いろいろ面倒な
こともわかりました。


こちらにいくら以上の資産がないといけない、という厳しい制限もあったりして、
急いで日本の預金をこちらに移そうとすると、折しも急激な円安・・・
あと1日遅かったら数百万円損していた、、とヘンな汗をかきながらダンナは
疲労困憊です。

次から次へと届く英文の契約書(極小文字)に、辞書を片手に目を通して、
記入して、サインして。必要書類を取り寄せて。

修正箇所や追加書類があれば、大至急加筆修正して、という目まぐるしい毎日が
はじまりました。

推薦状はなんとダンナと私で3通ずつ必要とのこと。
家買うのに夫婦で、推薦状6通って・・・。
どれだけ信用されてないんだか。

さらには、ここまで手続きを進めておきながら、ある日突然、やっぱり
グリーンカード(永住権)がないとコープは買えない、という情報に狼狽したり、
残念ながらローンの承認がおりませんでした、という銀行からのレターが届いて動揺
したり、といろんなことがありました。結局、どれも杞憂に終わりましたが。

はぁーー

ニューヨークで家を買うって本当に大変。

これらのペーパーワークをダンナの時間軸で、1ヶ月ちょっとでゴリゴリやって、
分厚い契約書のファイルが3冊完成しました。

そんな苦労の末にようやく先日「In Contract(成約済み)」となりましたが、でも、これで買えたわけではありません。

この後、書類が通ればボードメンバーとのインタビュー
があり、最後クロージングと呼ばれる締結が終わって初めて「買えた」ということになるそうです。

長い・・・・

当面は、書類審査の結果を待って、インタビューの連絡がくることを祈るばかりです。

どうなることやら。

America's Favorite, Trader Joe's Secrets -Part2-


In fact, Trader Joe’s is nearly overtaking Whole Foods Market.

According to research by Market Force Information based on customer satisfaction,
Trader Joe’s is consumers’ favorite grocery store in North America for the second year.
Whole Foods is outside the Top10 this year despite being in third place last year.

The two companies have a lot in common and are often compared in size ( 350 to 400 stores in U.S) and revenue ( about $12 billion A YEAR), but the figures show which is more popular.

I knew Whole Foods, why had I never heard of Trader Joe’s if it’s so popular in America?

I’m not sure if it’s related, but one of Trader Joe’s unique strategies is that it doesn’t do mass advertising. .
It doesn’t advertise on TV or in newspapers and doesn't even have flyers, coupons or membership cards.

Moreover, it doesn't do any special sales or discount, so we can’t practice our favorite habit: checking today’s special discount items on flyers.

But is this the only reason TJ saves on  costs and provides good, low-priced products?
There might be some more direct reasons, I guess.

Checking on the web,  I found some other reasons Trader Joe’s is so attractive for shoppers.

1. Secret of low prices

The main reason for the low prices is that 80% of Trader Joe’s products are private label.

Items are carefully selected, and only popular products are put on the shelves to increase turnover.
It’s surprising that the usual supermarket puts out an average of 50,000 items, 
but Trader Joe’s  only 4,000.

In fact, when I choose yogurt in Trader Joe’s, I feel the choices are limited, compared to 
other supermarket, but it’s not bad, it’s pretty good to me.

I’ve been having so many bad experiences buying unknown products I didn’t like.
The more choices, the more confusion.

If I can avoid buying nasty foods by buying something good and popular, I’m glad!

Trader Joe’s has three stores in Manhattan, and they are all very small compared to 
other supermarkets.
They're too small to shop between the long lines for the cashier.
It may be because of Manhattan’s very expensive real estate, but even in other areas 
outside New York, Trader Joe’s store space is relatively small.

It is said that Trader Joe’s sales per square foot are twice those of Whole Foods, 
and three times the industry average.

2. Secret of good taste

Trader Joe’s knows it can provide high quality goods because its strong product development.
I think Trader Joe’s unique strategy of product development is the source of its strength.
People say, large companies that make Trader Joe’s products agree to strict secrecy.
So we can get our favorite items only at Trader Joe’s.


“ I want THAT long cheese, with a cow on the  package, you know? ”

My 3-year-old daughter is very particular and she doesn’t accept other cheeses.

Trader Joe’s “Milk Mozzarella Cheese Stick” is such a great product.

I think one reason people repeatedly go to Trader Joe’s is that each family has its favorite items and every member has his or her own favorites as well, and we can only buy them at Trader Joe’s.

Although Trader Joe’s is so popular, it never stop trying to improve.It introduces a certain percentage of new products consistently, so that the customer can always enjoy shopping and never get tired of it.

Not many companies would make such a great effort if their existing items  sold well.

“ That truffle salt was really cheap and good! But we can’t get it anymore.
  I wish they would sell it again.”


I heard there are many such one-time items, it feels like treasure hunting!

3. Secret of fun

In addition to colorful, pop package or stores’ interior design, 
we can see many employees in  Aloha T-shirts.

They’re called crew, and crew members give kids stickers, 
sometimes read picture books or even do some face paintings.

All the crew members I’ve met at Trader Joe’s are very friendly and always nice.

When I’m waiting in line, I hear the ring tone, and a lady guides me to a cashier.
She looks as if she enjoys her work, and it’s very hard to see such 
a scene at other supermarkets.

Crew members are paid well, better than the industry average, 
and receive good benefits.
Many of them take pride in their company and the workplace. 
They work hard, and their attitude may be related why people like Trader Joe’s.

To look at Trader Joe’s anew, it is really an interesting company.

Management strategy, organization and human capital, supply chain management, marketing, product development -- from various points of view, 
Trader Joe’s is unique and very interesting to me.

We can learn a lot from its unusual management, beyond its concept of a supermarket.

America's Favorite, Trader Joe's Secrets -Part1-


“Do you know Trader Joe’s?” my friend asked me 
when I just came here six month ago.

“Who is that? Is that a horror movie? A pizza shop or something? “

“ It’s a fabulous grocery store!” she said, but I was still unsure what it was.

It may be because, to me, a grocery store is not a fabulous place like 
a beauty salon, especially when I was working in Tokyo.

Carrying my daughter in my arms, I threw eggs, milk and bananas
in a basket at full speed. After I loaded the shopping bags onto my bike, 
I rode off as fast as I could.

The less time, the better.

At that time (and still now), as I didn’t have good housewife skills, 
I thought grocery shopping could easily be done at the nearest supermarket.

However, Trader Joe’s, frequently popping up in friends’ conversation, 
doesn’t seem to be a mere supermarket.

“It’s very cheap, and it tastes good.”
“I like it because it’s safe.”
“I don’t feel like going to the other store any more.”
“You’ve never been there? You must go. It’s fun!”

Trader Joe’s seems to capture all the mothers’ hearts.

OK, if everyone says so, I should try it.

I follow their advice to go early in the morning to avoid the crush,
I wake up early and change trains for grocery-shopping, 
for the first time in my life.

“ Oh, here?”
 The entrance is smaller than I had expected.

I thought a supermarket in America would be huge, like Costco or Walmart, 
but this place seems to be very small. Is it because it’s in Manhattan?

It’s still before 10 AM, I see a crowd in the store.
They push their shopping carts and already stand in a long line for cashers.

In the crowd, I repeatedly say “Excuse me” and “Sorry,” pushing my cart with my daughter, looking around, and going back and forth for an hour and a half. 
 (Yes, it definitely is my new record for staying at a supermarket!)
Now I see.Trader Joe’s is an interesting shop to change my image of supermarket.

First, I can enjoy shopping visually.

The packaging, eco-bags, pictures painted on the wall and even price tags --  everything looks very cute, cheerful and fashionable, not boring.

Is the concept Hawaiian or 
Caribbean?

I’m not sure, but it’s playful mood somehow like Disney World.

Next, the products are really cheap, just as rumored.

Uncontrollably, I put many things in the cart and go home with three big paper bags.

As everything is expensive in New York, 
I’m ready to pay about $100, but it’s only $60!
Wow, it’s almost  half the price at the supermarket near my apartment.
Finally, this is the most important. The food tastes nice!
The corn, labeled non-GMO, is really sweet.
I really didn’t have expectations at all, but even the frozen items are really delicious!

As I’ve heard many times that foods in America are very dangerous with chemicals, 
I’ve been grocery-shopping timidly since I came here.

To feel secure, I need to go to an organic store, like a Whole Foods Market, 
and pay  more.
But, without worrying about harm and money, I could enjoy daily shopping 
and cooking, especially having a child.
Most of Trader Joe’s items are non-GMO and organic. 
That is GREAT!

Safe, reasonable, delicious and fun!

I may go to Trader Joe’s again.
Even if I have to take train or cab, I think I’ll go.
Now I understand why a friend said she couldn’t go to another store anymore.
Just one shopping experience has made me a big fan of Trader Joe’s.

I think it is not too much to say that Trader Joe’s is an innovative supermarket.
